Google takes over 617,448 sq ft in Gurugram, commits ₹671 crore rent over 5 years

Google India has leased approximately 617,448 square feet of office space at Atrium Place in Gurugram, according to transaction documents from Propstack. The lease covers floors 2 to 16 of Tower 1 and carries a total rental commitment of ₹671 crore over a five-year period. The lease commenced on October 1, 2025, and was registered in April 2026.

The office space is located in Atrium Place, a joint venture between  DLF and  Hines. Under the agreement, Google will pay rent at the rate of ₹171 per square foot, resulting in a monthly rental outflow of approximately ₹10.55 crore. The company has also deposited a security amount of ₹63.65 crore. The lease includes a rent escalation clause of 15 per cent every three years.

The transaction adds to Google’s recent office expansion activity in India. In 2025, the company leased 550,000 square feet from  Table Space and renewed the lease for its 870,000-square-foot office facility in Doddanekundi, Bengaluru. The renewed lease reportedly involved an annual rental commitment of around ₹90 crore.

Demand for commercial office space in Gurugram has remained strong, particularly for properties owned by DLF. Recently,  Airbnb leased 46,437 square feet in DLF Cyber City for its Global Capability Centre, with an initial monthly rent of approximately ₹61.5 lakh. Industry data indicates that major technology firms are increasingly entering into long-term leasing agreements for premium office spaces at rental rates exceeding ₹130 per square foot.

Global Capability Centres continue to play a significant role in India’s office market. During the January–March 2026 quarter, total office leasing across India reached 20.7 million square feet, of which GCCs accounted for 9.1 million square feet. This represented 44 per cent of total office space absorption during the quarter. Grade A office buildings, characterised by prime locations, advanced infrastructure, security systems and modern facilities, remain the preferred choice for multinational corporations establishing technology and operational hubs in India.
